When we attend a transfer at the Land Office, we are not translating forms on the day. We have already reviewed the title, confirmed the quota position, and checked all documents in advance. The time at the Land Office is for the registration itself — not for discovering issues that should have been resolved earlier.

Value & Pricing

Fees that are stated and held.

Our three services carry fixed prices: ฿29,800 for foreign buyer acquisition counsel, ฿9,500 for lease agreement preparation or review, and ฿3,800 for a title deed search. These are not opening positions. They are stated before work begins and charged as stated when the work is complete.

For matters that fall outside standard scope — multi-plot transactions, complex company structures — we discuss fees and scope together before beginning. Nothing proceeds without a clear understanding of what is included.

Title and encumbrance searches are conducted at the Land Office using original registry records. We do not use third-party databases or rely on developer-supplied title copies. The chanote we review is the one held in the Land Office file.
