These terms govern your use of this website and your engagement with nagagrouus's property law advisory services. Please read them at your own pace before using our services. If anything is unclear, we are happy to discuss it with you.

01Definitions
Throughout these Terms, the following words have the meanings set out below:
- ▸"Agreement" — these Terms and Conditions together with any engagement letter or fee proposal issued by us.
- ▸"Services" — the property law advisory and document services described on our website and in any engagement letter.
- ▸"We / Us / Our" — nagagrouus, operating from 78 Beach Road, Patong, Kathu, Phuket 83150, Thailand.
- ▸"User / You / Your" — any person who visits our website or engages our Services.
- ▸"Content" — all text, documents, reports, and materials produced by us in connection with a Service instruction.
02Acceptance of Terms
By using this website or instructing us to provide any Service, you indicate that you have read, understood, and accepted these Terms. If you do not agree, please refrain from using our website or engaging our Services.
Our Services are available to individuals who are at least 18 years of age and have full legal capacity to enter into a binding agreement under the laws applicable to them. Where you are acting on behalf of a company or trust, you represent that you are authorised to bind that entity.
03Service Description
We provide property law advisory services in Thailand, with a primary focus on Phuket and the surrounding provinces. Our current service offerings are:
- ▸Foreign Buyer Property Acquisition Counsel — title review, quota verification, sale and purchase agreement review, and Land Office attendance.
- ▸Lease Agreement Preparation & Review — drafting and reviewing long-term residential and commercial leases.
- ▸Title Deed & Encumbrance Search — Land Office search confirming title type, ownership, dimensions, and registered charges.
Services are delivered in English. We reserve the right to decline instructions where there is a conflict of interest or where we lack the resources to serve you adequately at a given time.
04User Responsibilities
When using our website or engaging our Services, you agree to:
- ▸Provide accurate, complete, and timely information when requested.
- ▸Use the website and its Content for lawful purposes only.
- ▸Not attempt to access parts of the website you are not authorised to access.
- ▸Not reproduce, sell, or distribute our Content without prior written consent.
- ▸Cooperate reasonably with us during the course of a Service instruction, including attending appointments where necessary.
05Intellectual Property
All Content, including legal templates, written summaries, and website materials, remains the intellectual property of nagagrouus unless otherwise agreed in writing. You are granted a limited, personal, non-transferable licence to use Content delivered to you solely for the purpose for which it was prepared.
You may not publish, resell, or share our work product with third parties without our written agreement. Official Land Office documents and public records remain the property of the relevant Thai authorities and are provided to you for your reference only.
06Payment Terms
Our fees are quoted in Thai Baht (฿). Current service fees are:

Payment is due upon engagement or as specified in the relevant fee proposal. Land Office fees, government charges, and other disbursements are payable separately at cost. We accept bank transfer and certain other payment methods as notified at the time of instruction.
Fees paid for completed work are not refundable. Where work has not commenced, we will discuss a fair resolution with you on a case-by-case basis.
07Service-Specific Terms
In addition to the general terms above:
- ▸Scope: Each service is scoped to the matter described at the outset. Variations in scope may be subject to additional fees, which we will discuss with you before proceeding.
- ▸Timelines: Timeframes depend in part on Land Office availability and third-party responsiveness. We will keep you informed of progress but cannot commit to fixed completion dates in all cases.
- ▸Confidentiality: We treat all client matter information as confidential and do not disclose it to third parties except as required for service delivery or by law.
- ▸Third-party reliance: Our title and encumbrance searches rely on records held by the Land Office. We describe what those records show as at the date of search; we cannot speak to events that occur after that date.

The information on this website is provided for general informational purposes and does not constitute legal advice. It reflects the state of the law as understood by us at the time of writing and may not be current.
Legal advice is provided only in the context of a confirmed engagement. The outcome of any property transaction depends on many factors beyond our control, including the conduct of counterparties, Land Office decisions, and changes in Thai law. We describe our work and its likely effects as clearly as we can; we do not represent that any particular result will follow.
Our services are provided on a professional-best-efforts basis. We make no representation that our website will be available without interruption or entirely free of error.
09Limitation of Liability
To the extent permitted by Thai law, our total liability to you for any claim arising from an engagement is limited to the fees actually paid by you for the relevant service.
We are not liable for indirect, consequential, or incidental loss, including loss of profit, loss of opportunity, or loss arising from delay, even if we were aware such loss might occur.
Nothing in these Terms limits liability for fraud, wilful misconduct, or any other matter that cannot lawfully be excluded or limited.
10Indemnification
You agree to indemnify and hold nagagrouus harmless from any claims, losses, or expenses (including reasonable legal costs) arising from your breach of these Terms, your misuse of our website or Content, or inaccurate information you have provided to us that we have relied upon in good faith.
11Termination
Either party may bring an engagement to an end by giving written notice to the other. You may terminate at any time. We may terminate where continuing would create a conflict of interest, where you have not cooperated as reasonably requested, or where you have breached a material term of this Agreement.
Upon termination, fees for work completed to that point are payable. Provisions relating to intellectual property, liability, and dispute resolution survive the end of the engagement.
12Dispute Resolution
These Terms are governed by the laws of the Kingdom of Thailand. Any dispute arising from or in connection with these Terms or a service engagement shall first be referred to direct negotiation between the parties. If not resolved within 30 days, disputes may be referred to the competent courts in Phuket Province, Thailand, to which both parties submit.
We are open to mediation as an alternative where both parties agree it may be helpful.
13General Provisions
- ▸Entire Agreement: These Terms and any engagement letter constitute the entire agreement between the parties on the matters they cover.
- ▸Severability: If any provision is found to be unenforceable, the remaining provisions continue in full effect.
- ▸Waiver: Failure to enforce any provision at any time does not constitute a waiver of the right to enforce it later.
- ▸Assignment: You may not assign your rights under this Agreement without our prior written consent. We may assign our rights to a successor entity carrying on the same practice.
- ▸Notices: Formal notices should be sent by email to [email protected] or by post to our registered address.
14Changes to Terms
We may update these Terms from time to time. Changes take effect when posted on this page with an updated date. If you have an active engagement when changes are made, the Terms in force at the time of your instruction continue to apply to that engagement unless you agree otherwise. Continued use of our website after any change constitutes acceptance of the revised Terms for future interactions.
